These Terms of Service govern your use of the Homestead Farm Services website, online forms, communications, booking process, and services.
By visiting our website, submitting a service request, completing a Client Intake Form or Customer Care Plan, paying a deposit, confirming a booking, or receiving services, you acknowledge that you have read, understood, and agreed to these Terms.
Homestead Farm Services is a trade name operated by A2B Courier Services LLC. References to “Homestead Farm Services,” “we,” “us,” or “our” include A2B Courier Services LLC and its authorized owners, representatives, workers, and service providers.
1. About Homestead Farm Services
Homestead Farm Services provides vacation care for farms, pets, homes, gardens, plants, and property. Our purpose is to help clients travel or be away from home with confidence that their animals and property are receiving the services confirmed in their booking.
Our primary service area includes:
- Pierce County, Washington
- Thurston County, Washington
- Mason County, Washington
- Lewis County, Washington
Availability may vary based on location, travel distance, scheduling, property conditions, animal-care requirements, weather, and safety considerations.
2. Services We May Provide
Depending on the individual booking, Homestead Farm Services may provide services such as:
Services are limited to the tasks specifically listed in the accepted estimate, booking confirmation, Provider Agreement, Client Intake Form, Customer Care Plan, or other written communication approved by Homestead Farm Services.
3. Service Inquiries and Availability
Submitting a contact form, service inquiry, requested date, estimate request, or care form does not create a confirmed reservation.
All services are subject to:
- Availability
- Service-area limitations
- A review of the requested tasks
- Animal and property safety considerations
- Completion of required forms
- Agreement on pricing and travel charges
- Receipt of the required deposit
- Written booking confirmation from Homestead Farm Services
We may decline any inquiry or requested service when we reasonably determine that the work is unavailable, unsafe, outside our experience, outside our service area, inconsistent with our insurance, or not a good fit for the business.
4. Booking Requirements
Before services begin, clients may be required to:
- Complete the Client Intake Form
- Complete a Customer Care Plan
- Participate in a consultation or meet-and-greet
- Disclose all animals located at the service property
- Disclose known medical, behavioral, access, or safety concerns
- Provide accurate emergency-contact information
- Provide current veterinarian information when applicable
- Provide safe and reliable property access
- Accept the estimate or Provider Agreement
- Pay the required deposit
A booking becomes confirmed only when Homestead Farm Services provides written confirmation.
5. Deposits and Reservation of Dates
A deposit is required to reserve service dates unless Homestead Farm Services agrees otherwise in writing.
Requested dates are not guaranteed and may remain available to other clients until:
- The required information and forms have been received
- The requested services have been approved
- The deposit has been received
- The booking has been confirmed in writing
Deposits are applied toward the total price of the confirmed booking. Any nonrefundable portion of a deposit will be disclosed in the estimate, invoice, booking confirmation, or Provider Agreement.
6. Final Payment
Unless a different arrangement is stated in writing, the remaining balance is due at the end of the scheduled service period.
Clients are responsible for paying:
- The confirmed service price
- Applicable travel charges
- Approved additional visits or services
- Approved supply purchases
- Emergency costs incurred on the client’s behalf
- Any other charges authorized by the client or agreement
Failure to pay an amount when due may result in refusal of future bookings and lawful collection efforts. Any late fee must be disclosed in writing and will apply only to the extent permitted by law.
7. Pricing and Estimates
Prices may vary based on:
- Number and type of animals
- Complexity of care
- Number of daily visits
- Length of each visit
- Medication requirements
- Property size and layout
- Travel distance
- Holiday or high-demand scheduling
- Additional home, garden, or property tasks
- Special access, safety, or biosecurity requirements
Unless stated otherwise, an estimate is based on the information available when it is prepared. Material changes to the requested work may require a revised estimate or additional charge.
A client may not add substantial work after the booking is confirmed without approval from Homestead Farm Services.
8. Travel Fees
Travel fees may apply based on the location of the service property and the distance required to reach it.
Unless the accepted estimate or booking confirmation states otherwise, a travel fee is charged once per service day, not once for every visit performed that day.
Travel fees will be disclosed before the booking is confirmed whenever reasonably possible.
9. Cancellation and Schedule Changes
Clients should provide at least three calendar days’ notice when canceling or making a material change to a confirmed booking.
When at least three days’ notice is provided, the deposit may be refunded, credited, or partially retained according to the written booking terms and any expenses or reserved time already committed to the booking.
A cancellation made with fewer than three calendar days’ notice may result in the loss of some or all of the deposit.
Homestead Farm Services may make reasonable exceptions for emergencies or extraordinary circumstances. Any exception is discretionary and does not create an obligation to make the same exception for another booking.
A request to shorten, extend, or change services is subject to availability and may result in a price adjustment.
10. Client Responsibilities
Clients agree to provide complete, current, and accurate information regarding the animals, property, services, and known risks associated with the booking.
Clients are responsible for:
- Providing sufficient food, water, medication, and supplies
- Labeling supplies and medications clearly
- Providing accurate written care instructions
- Disclosing all animals present at the property
- Disclosing bite, kick, charge, escape, or aggression history
- Disclosing contagious illness or biosecurity concerns
- Providing safe animal enclosures and functional fencing
- Providing safe and lawful access to the property
- Securing weapons, hazardous materials, and dangerous equipment
- Identifying unsafe structures, surfaces, gates, or electrical areas
- Providing working emergency-contact information
- Maintaining appropriate property and animal insurance
- Updating instructions when circumstances change
Homestead Farm Services may rely on the information supplied by the client unless there is an obvious reason not to do so.
11. Supplies and Preparation
Clients must provide enough food, medication, bedding, litter, cleaning materials, and other necessary supplies for the full service period, including a reasonable extra amount for delays or emergencies.
When essential supplies are unavailable, Homestead Farm Services may, when reasonably possible:
- Contact the client or emergency contact
- Purchase necessary supplies
- Use a reasonable available substitute
- Modify a nonessential task until supplies become available
The client agrees to reimburse reasonable approved or emergency supply expenses incurred for the care of the client’s animals or property.
12. Property Access and Security
Clients must provide a dependable method of property access before services begin. Access may include a key, gate code, lockbox, garage remote, or other approved method.
The client is responsible for ensuring that:
- Keys, locks, codes, and access devices work correctly
- Access instructions are complete and current
- Alarm instructions are accurate
- Homestead Farm Services is authorized to enter the property
- Any landlord, manager, or association permissions are in place
Additional time, travel, or locksmith expenses caused by inaccurate or failed access may be charged to the client when permitted by the applicable agreement.
Homestead Farm Services will use reasonable care when handling client keys and access information but cannot guarantee the security of third-party locks, alarms, websites, mobile applications, or access systems.
13. Cameras and Recording Devices
Clients must disclose known indoor and outdoor cameras, audio-recording devices, doorbell cameras, livestock monitors, or other surveillance equipment in areas where services will be performed.
Surveillance may not be placed in a location where a person would reasonably expect privacy. Recording must comply with applicable law.
Homestead Farm Services may decline or discontinue services when an undisclosed recording device creates a safety, privacy, or trust concern.
14. Animal Behavior and Safety
Animals may behave unpredictably because of stress, illness, weather, environmental changes, territorial behavior, unfamiliar routines, or other causes.
Clients must disclose known behavioral risks, including:
- Biting, scratching, kicking, charging, or head-butting
- Food or resource guarding
- Aggression toward people or other animals
- Escape behavior
- Fear of handling, confinement, or equipment
- Difficulty with medication or routine care
- Unsafe herd, flock, pack, or territorial behavior
Homestead Farm Services may modify, pause, or discontinue a task when performing it would present an unreasonable risk to a person or animal. Essential care will be prioritized when it can be performed safely.
The client remains responsible for injuries or losses resulting from undisclosed dangerous behavior, unsafe confinement, defective fencing, or inaccurate instructions, to the extent permitted by law.
15. Medication Administration
Medication administration is available only when approved in advance and when Homestead Farm Services determines that the requested method is within its experience, comfort, insurance, and safety limitations.
Clients must provide:
- The medication in its original or clearly labeled container
- The animal’s name
- Clear dosage instructions
- Administration times and method
- Storage instructions
- Relevant warnings and known reactions
- Current veterinary contact information
Homestead Farm Services does not diagnose illness, prescribe medication, alter veterinary instructions, or provide veterinary medical services.
We may decline injections, invasive procedures, controlled substances, or medication tasks that cannot be performed safely or lawfully.
16. Veterinary and Animal Emergencies
Clients must provide accurate emergency-contact and veterinary information before services begin when veterinary care may reasonably be needed.
If an animal appears to require urgent care and the client cannot be reached, Homestead Farm Services may take reasonable good-faith action based on the information and authorization available. This may include:
- Contacting the client’s veterinarian
- Contacting an emergency veterinary hospital
- Contacting the client’s emergency representative
- Transporting or arranging transport for an animal
- Authorizing care within a previously approved spending limit
- Taking reasonable immediate steps to reduce further harm
The client is responsible for veterinary, transportation, boarding, medication, and related expenses incurred on behalf of the client’s animals, except to the extent a cost results directly from Homestead Farm Services’ proven negligence or other liability that cannot lawfully be excluded.
Homestead Farm Services cannot guarantee that a veterinarian, emergency facility, farrier, transporter, or other third party will be available.
17. Home and Property Emergencies
When Homestead Farm Services reasonably believes immediate action is necessary to protect animals, people, or property, we may contact:
- The client or emergency contact
- Law enforcement
- The fire department
- Animal control
- A utility company
- A plumber, electrician, locksmith, or repair provider
- A property manager, landlord, neighbor, or authorized representative
Homestead Farm Services is not required to make repairs and does not act as a licensed contractor, electrician, plumber, security provider, home inspector, or property manager.
The client agrees to reimburse reasonable emergency expenses incurred on the client’s behalf, subject to the Provider Agreement and applicable law.
18. Property Checks
Home and property checks are limited visual observations performed during scheduled visits. They are not professional inspections and do not guarantee that a problem will be discovered.
Homestead Farm Services is not acting as a:
- Licensed home inspector
- Security or alarm company
- Electrician
- Plumber
- General contractor
- Pest-control professional
- Arborist
- Structural engineer
We are not responsible for concealed, inaccessible, gradual, or undetectable conditions that a reasonable visual check would not reveal.
19. Gardens, Plants, and Outdoor Care
Plant and garden services are performed according to the client’s instructions and are limited to the tasks approved for the booking.
Plant health may be affected by:
- Heat, frost, wind, drought, or excessive rain
- Pests or wildlife
- Plant disease
- Soil and drainage conditions
- Existing plant stress or damage
- Irrigation or equipment failure
- Incorrect or incomplete client instructions
Homestead Farm Services does not guarantee the health, growth, harvest, appearance, or survival of plants, lawns, gardens, crops, shrubs, or trees.
20. Wildlife, Predators, and Pests
Rural, suburban, and farm properties may be affected by predators, wildlife, insects, rodents, and other pests.
Although Homestead Farm Services will follow reasonable approved precautions, we cannot guarantee that animals, feed, gardens, structures, or property will be protected from:
- Hawks, eagles, owls, or other birds of prey
- Coyotes, raccoons, foxes, bears, or other predators
- Rodents, snakes, insects, or parasites
- Stray or roaming domestic animals
- Wildlife-related enclosure or property damage
Clients are responsible for providing secure enclosures, fencing, housing, and reasonable predator protection.
21. Equipment and Vehicles
Unless expressly approved in writing, Homestead Farm Services does not operate:
- Tractors
- ATVs or utility vehicles
- Chainsaws
- Heavy machinery
- Motorized farm implements
- Specialized agricultural or construction equipment
Any approved equipment use requires that the equipment be maintained, safe, lawful, insured, and accompanied by clear instructions.
Homestead Farm Services may refuse to use any equipment it reasonably believes is unsafe, defective, unfamiliar, or outside the agreed scope of work.
22. Weather, Road Conditions, and Natural Events
Severe weather and hazardous conditions may affect arrival times, visit duration, routes, or the ability to reach a property safely.
Examples include:
- Snow or ice
- Flooding
- Wildfire or smoke
- High winds or fallen trees
- Extreme heat
- Road closures
- Power or utility outages
- Government or emergency restrictions
Homestead Farm Services will make reasonable efforts to prioritize essential animal care while protecting personal safety. Visit times or nonessential tasks may be adjusted when conditions make the original schedule unsafe or impracticable.
23. Service Updates and Photographs
Homestead Farm Services may provide visit updates, messages, photographs, or videos as a courtesy and as reasonable documentation of services.
The exact timing, format, and frequency of updates may vary due to service demands, poor cellular coverage, internet outages, emergencies, or other circumstances.
A delay in sending an update does not necessarily indicate that a scheduled visit was missed.
24. Photographs and Marketing Permission
Photographs and videos taken during services may be used privately for client updates, documentation, safety, or recordkeeping.
Homestead Farm Services will not intentionally publish identifiable images of a client’s home, address, security system, private documents, family, or property for marketing purposes without permission.
Animal photographs, reviews, and testimonials may be used for marketing only when the client has given applicable permission. Permission may be withdrawn for future use by contacting us.
25. Insurance
Homestead Farm Services operates under A2B Courier Services LLC and maintains business insurance appropriate to its operations.
Business insurance does not replace the client’s responsibility to maintain suitable insurance for:
- Homes and personal property
- Farm structures and land
- Pets and livestock
- Vehicles and equipment
- Workers, contractors, or visitors
- Liability associated with the client’s animals and property
The existence of insurance does not create coverage, benefits, or rights beyond the applicable policy terms.
26. Inherent Risks and No Guarantee of Outcomes
The client understands that animal care, farm environments, home access, outdoor work, and rural property services involve risks that cannot be completely eliminated.
Homestead Farm Services does not guarantee:
- That an animal will not become ill or injured
- That an animal will not escape or behave unpredictably
- That wildlife or predators will not enter a property
- That utilities or equipment will continue functioning
- That plants or gardens will survive
- That theft, vandalism, fire, leaks, or property damage will not occur
- That every concealed or developing property problem will be detected
Our obligation is to perform the confirmed services with reasonable care, based on the instructions, access, supplies, and information provided by the client.
27. Limitation of Liability
To the fullest extent permitted by applicable law, Homestead Farm Services and A2B Courier Services LLC will not be liable for indirect, incidental, special, exemplary, punitive, or consequential damages, including lost profits, lost opportunities, emotional distress, or loss of use, arising from the website or services.
Homestead Farm Services is not responsible for loss, injury, delay, property damage, animal illness, animal escape, or other harm caused by:
- Incorrect, incomplete, or outdated client information
- Undisclosed medical or behavioral conditions
- Defective fencing, gates, locks, structures, or equipment
- Pre-existing property damage or animal illness
- Wildlife, predators, pests, or roaming animals
- Weather, utility outages, road closures, or natural events
- Acts or omissions of veterinarians or other third parties
- Unauthorized visitors or contractors at the property
- Events outside our reasonable control
Nothing in these Terms excludes or limits liability for gross negligence, willful misconduct, fraud, or any liability that cannot lawfully be excluded or limited under Washington law.
28. Client Indemnification
To the extent permitted by law, the client agrees to defend, indemnify, and hold harmless Homestead Farm Services, A2B Courier Services LLC, and their authorized representatives from third-party claims, losses, liabilities, costs, and reasonable legal expenses arising from:
- The client’s breach of these Terms or a Provider Agreement
- False, incomplete, or undisclosed information
- The behavior of the client’s animals
- Unsafe or defective property conditions
- A violation of law by the client
- Acts of the client’s household members, visitors, or contractors
This provision does not require the client to indemnify Homestead Farm Services for losses caused by Homestead Farm Services’ own gross negligence, willful misconduct, or liability that cannot lawfully be shifted.
29. Force Majeure
Homestead Farm Services will not be considered in breach of these Terms for a delay or failure caused by an event beyond reasonable control, including:
- Natural disasters
- Wildfire, flooding, snow, ice, earthquake, or severe weather
- Road closures or transportation disruptions
- Power, internet, telephone, or utility failures
- Government orders or public emergencies
- Labor disruptions
- Vehicle breakdown or mechanical failure
- Serious illness, injury, or family emergency
- Acts of war, terrorism, civil unrest, or criminal activity
- Other circumstances that could not reasonably be prevented
When possible, Homestead Farm Services will communicate with the client and make reasonable efforts to preserve essential animal care or arrange an appropriate alternative.
30. Right to Refuse or Discontinue Service
Homestead Farm Services may refuse, suspend, modify, or discontinue services when reasonably necessary because of:
- Unsafe animal behavior
- Unsafe or unlawful property conditions
- Undisclosed hazards or surveillance
- Harassment, threats, discrimination, or abusive conduct
- Nonpayment
- Materially inaccurate care information
- Requests outside the agreed scope of work
- Illegal or unethical instructions
- Conditions inconsistent with animal welfare
- Violation of these Terms or the Provider Agreement
When reasonably possible, we will notify the client and take practical steps to reduce immediate risk to animals before ending an active service arrangement.
31. Website Use
The Homestead Farm Services website may be used only for lawful, legitimate purposes related to learning about the business, contacting us, and requesting services.
You may not:
- Submit fraudulent or misleading information
- Impersonate another person or organization
- Attempt unauthorized access to the website or client information
- Upload malicious software or harmful code
- Interfere with website security or operation
- Use forms for spam, advertising, harassment, or unlawful activity
- Scrape, copy, or reproduce website content without permission
- Use the website in a manner that violates animal-welfare laws

32. Intellectual Property
The Homestead Farm Services name, logo, branding, original written content, graphics, photographs, website design, downloadable forms, and related materials are owned by or licensed to Homestead Farm Services and A2B Courier Services LLC.
You may view or print materials for personal use in connection with our services. You may not reproduce, sell, publish, modify, distribute, scrape, or commercially use our materials without prior written permission.
33. Third-Party Links and Services
Our website or communications may contain links to payment processors, mapping services, social media platforms, veterinary providers, or other third-party services.
Homestead Farm Services does not control and is not responsible for the content, availability, privacy, security, acts, omissions, or terms of third-party services.
Use of a third-party service is subject to that provider’s own policies and agreements.
34. Privacy
Our collection and use of personal, animal-care, and property information are described in the Homestead Farm Services Privacy Policy.
By submitting information through our website, forms, email, telephone, text messages, or other communications, you acknowledge that the information may be used as described in that policy.
35. Relationship to Other Agreements
These Terms should be read together with the following documents when applicable:
- Provider Agreement
- Privacy Policy
- Customer Disclaimer
- Acceptable Use Policy
- Client Intake Form
- Customer Care Plan
- Estimate, invoice, or booking confirmation
- Veterinary Release Authorization
- Key or property-access documentation
If a provision of these Terms conflicts with a signed Provider Agreement for a specific booking, the signed Provider Agreement controls for that booking.
36. Electronic Communications and Acceptance
The client agrees that contracts, estimates, invoices, notices, booking confirmations, approvals, and other communications may be delivered electronically.
Acceptance may be demonstrated through:
- An electronic signature
- A written email or text confirmation
- Submission of an online form
- Payment of the required deposit
- Use or receipt of the confirmed services
Electronic records and signatures may be used to the extent permitted by applicable law.
37. Governing Law
These Terms are governed by the laws of the State of Washington, without regard to conflict-of-law rules.
Any court proceeding arising from these Terms or the services will be brought in a court of competent jurisdiction in Washington. Unless another venue is required by law or agreed in writing, the parties agree that Thurston County, Washington, is an appropriate venue.
38. Informal Dispute Resolution
Before filing a lawsuit, the parties agree to make a good-faith effort to resolve the dispute through direct written communication.
A written dispute notice should describe:
- The nature of the dispute
- The relevant booking or service dates
- The amount or remedy requested
- Supporting information reasonably available
Nothing in this section prevents either party from seeking urgent injunctive relief, reporting unlawful activity, filing an insurance claim, pursuing a lawful collection remedy, or using small-claims court when appropriate.
39. Severability
If any provision of these Terms is found invalid, unlawful, or unenforceable, that provision will be interpreted or limited as necessary to make it enforceable when possible.
The remaining provisions will continue in effect.
40. No Waiver
A delay or failure by Homestead Farm Services to enforce a provision does not waive the right to enforce that provision later.
A waiver is effective only when clearly made in writing by an authorized representative of Homestead Farm Services.
41. Assignment
A client may not transfer a booking, agreement, or right under these Terms to another person without prior written approval.
A2B Courier Services LLC may assign or transfer its rights and obligations in connection with a lawful business reorganization, sale, merger, insurance arrangement, or transfer of operations.
42. Entire Agreement
These Terms, together with any applicable signed Provider Agreement, accepted estimate, booking confirmation, care plan, and incorporated policy, constitute the agreement governing the applicable website use or services.
Verbal statements do not modify these Terms unless confirmed in writing by an authorized representative of Homestead Farm Services.
43. Changes to These Terms
Homestead Farm Services may update these Terms to reflect changes in services, business practices, technology, insurance, or legal requirements.
Updated Terms will be posted on this page with a revised effective date. The version accepted for an existing confirmed booking will continue to govern that booking unless the parties agree otherwise or an immediate change is required by law.
Continued use of the website after updated Terms are posted constitutes acceptance of the updated website-use provisions to the extent permitted by law.
44. Acceptance of These Terms
By using the Homestead Farm Services website, submitting a service inquiry, completing a form, paying a deposit, confirming a booking, or receiving services, you acknowledge that:
- You have read and understood these Terms
- You have authority to request services for the animals and property
- The information you provide is accurate and complete
- You agree to comply with the applicable booking documents
- You understand that animal and property care involve inherent risks
