Effective Date: July 23, 2026

This Provider Agreement is entered into between Homestead Farm Services, a trade name operated by A2B Courier Services LLC, and the client identified below.

The purpose of this Agreement is to define the services to be provided, the responsibilities of each party, payment terms, emergency procedures, property-access requirements, and the risks associated with animal, farm, home, garden, and property care.

This Agreement should be read together with the Client Intake Form, Customer Care Plan, accepted estimate, booking confirmation, Privacy Policy, Terms of Service, Customer Disclaimer, and any other written authorization incorporated into the booking.

2. Service Provider

Services will be provided by Homestead Farm Services, a trade name operated by A2B Courier Services LLC.

The primary representative for Homestead Farm Services is Hanni Herrmann.

Homestead Farm Services primarily serves clients in Pierce County, Thurston County, Mason County, and Lewis County, Washington.

3. Scope of Services

Homestead Farm Services will perform only the services approved in the accepted estimate, booking confirmation, Client Intake Form, Customer Care Plan, or other written instructions accepted by Homestead Farm Services.

Approved services may include:

  • Horse and equine care
  • Livestock care
  • Poultry and chicken care
  • Dog and cat care
  • Small-animal care
  • Feeding and fresh-water routines
  • Turnout, enclosure, stall, coop, and pen routines
  • Basic cleanup connected to scheduled animal care
  • Approved medication administration
  • Home and property checks
  • Garden, indoor plant, or outdoor plant watering
  • Mail and package retrieval
  • Trash-can placement
  • Other services approved in writing
No overnight house sitting: Unless the parties enter into a separate written agreement expressly authorizing overnight services, Homestead Farm Services provides scheduled visits only and does not reside overnight at the client’s property.

Services requested after the booking is confirmed are subject to availability and may result in additional fees.

4. Client Intake Form and Customer Care Plan

The client agrees to complete all requested intake and care documents before services begin.

The Client Intake Form and Customer Care Plan are incorporated into this Agreement and must accurately identify:

  • All animals located at the property
  • Feeding, water, housing, turnout, and enclosure routines
  • Medication instructions
  • Medical conditions and behavioral concerns
  • Emergency contacts
  • Veterinary and farrier information
  • Property access and alarm instructions
  • Home, garden, plant, mail, package, and trash duties
  • Known hazards, damaged fencing, or unsafe areas
  • Other persons expected to access the property

The client must promptly notify Homestead Farm Services of any change to the information supplied.

5. Booking Confirmation

A service request is not confirmed merely because an inquiry, form, or requested date has been submitted.

A booking becomes confirmed only after:

  • Homestead Farm Services has reviewed the requested services
  • Required forms have been completed
  • Pricing and travel charges have been accepted
  • The required deposit has been received
  • Homestead Farm Services has issued written confirmation

Until confirmation is issued, requested dates may remain available to other clients.

6. Deposit

A deposit is required to reserve service dates unless Homestead Farm Services agrees otherwise in writing.

The deposit will be applied toward the total price of the booking. The amount and any nonrefundable portion will be shown in the accepted estimate, invoice, or booking confirmation.

The client understands that Homestead Farm Services may decline to hold dates until the deposit is received.

7. Final Payment

Unless another arrangement is confirmed in writing, the remaining balance is due at the end of the scheduled service period.

The client is responsible for:

  • The confirmed service price
  • Applicable travel fees
  • Approved additional visits or services
  • Approved supply purchases
  • Veterinary, transport, repair, or emergency expenses
  • Other authorized expenses incurred on the client’s behalf

Unpaid balances may result in the refusal of future services and lawful collection efforts.

8. Pricing and Additional Services

Pricing is based on the services and information known when the estimate is prepared.

Pricing may be affected by:

  • The number and type of animals
  • The complexity of care
  • The number and duration of visits
  • Medication requirements
  • Property size and access
  • Travel distance
  • Holiday or high-demand scheduling
  • Additional property or garden responsibilities
  • Safety and biosecurity requirements

Materially different conditions or additional tasks may require a revised price.

9. Travel Fees

Travel fees may apply based on the location of the service property.

Unless otherwise stated in writing, a travel fee is charged once per service day, regardless of the number of visits performed that day.

Applicable travel fees will be included in the estimate or booking confirmation whenever reasonably possible.

10. Cancellation Policy

The client should provide at least three calendar days’ notice when canceling a confirmed booking.

When at least three days’ notice is provided, the deposit may be refunded, credited, or partially retained depending on the written booking terms, reserved time, and expenses already incurred.

Cancellations made with fewer than three calendar days’ notice may result in forfeiture of some or all of the deposit.

Homestead Farm Services may make reasonable exceptions for emergencies or extraordinary circumstances. Any exception is discretionary.

11. Changes to Scheduled Services

Requests to extend, shorten, reschedule, or materially change services are subject to availability and may affect the total price.

The client should communicate changes as soon as possible. Homestead Farm Services is not required to accept same-day or last-minute additions.

If a client returns early, services will continue until the client confirms in writing that care is no longer required.

12. Client Responsibilities

The client agrees to:

  • Provide complete, accurate, and current instructions
  • Disclose every animal located at the service property
  • Provide sufficient food, water, medications, and supplies
  • Clearly label medications and animal supplies
  • Provide safe, functional fencing, housing, stalls, pens, and coops
  • Disclose aggressive, fearful, territorial, or escape behavior
  • Disclose contagious illness and biosecurity concerns
  • Provide safe and lawful access to the property
  • Identify known hazards and unsafe equipment
  • Secure weapons, chemicals, and dangerous materials
  • Provide current emergency and veterinary contacts
  • Maintain appropriate property and animal insurance

Homestead Farm Services may rely on the information provided by the client unless it is obviously inaccurate or unsafe.

13. Food, Medication, and Supplies

The client must provide enough food, medication, bedding, litter, cleaning supplies, and other necessary materials for the entire service period, including a reasonable additional amount for unexpected delays.

If essential supplies are unavailable, Homestead Farm Services may purchase reasonable replacement supplies or use a reasonable substitute when necessary to protect an animal.

The client agrees to reimburse approved or necessary emergency supply expenses.

14. Property Access

The client must provide a dependable and lawful method of access before services begin.

Access may include:

  • Physical keys
  • Gate codes
  • Lockbox combinations
  • Garage remotes
  • Electronic access instructions
  • Alarm procedures

The client is responsible for ensuring that all access methods function properly.

Additional travel, time, locksmith, or access expenses caused by inaccurate or failed access may be charged to the client.

15. Keys and Access Devices

Homestead Farm Services will use reasonable care when handling keys, remotes, access cards, and codes.

Keys and access devices will be delivered, stored, and returned according to the parties’ agreed arrangements.

The client understands that Homestead Farm Services cannot guarantee the security or reliability of third-party locks, alarm systems, websites, mobile applications, or access technology.

16. Security Cameras and Recording Devices

The client must disclose all known indoor and outdoor cameras, audio-recording devices, doorbell cameras, livestock monitors, or other surveillance equipment in areas where services will be performed.

Recording devices must comply with applicable law and may not be placed where a service provider would reasonably expect privacy.

Homestead Farm Services may refuse or discontinue services if an undisclosed device creates a safety, privacy, or trust concern.

17. Other Persons on the Property

The client must identify any household member, neighbor, contractor, cleaner, landscaper, repair professional, property manager, friend, or other person expected to enter the property during the service period.

Homestead Farm Services is not responsible for the conduct, acts, omissions, property access, animal handling, or security practices of third parties.

The client accepts responsibility for coordinating instructions among all persons who will access the property.

18. Animal Behavior

The client understands that animals may behave unpredictably due to stress, illness, fear, weather, territorial behavior, environmental changes, or changes in routine.

The client must disclose known risks, including:

  • Biting or scratching
  • Kicking, charging, or head-butting
  • Food or resource guarding
  • Aggression toward people or other animals
  • Escape behavior
  • Fear of handling or confinement
  • Difficulty with medication or routine care
  • Unsafe herd, flock, pack, or territorial behavior

Homestead Farm Services may modify, pause, or refuse a task when it presents an unreasonable risk to a person or animal.

19. Aggressive or Unsafe Animals

Homestead Farm Services may discontinue nonessential handling of an animal that becomes aggressive, unmanageable, or unsafe.

When practical, Homestead Farm Services will contact the client, emergency contact, veterinarian, trainer, or another authorized person.

The client remains responsible for costs, injuries, or losses arising from undisclosed aggressive behavior or unsafe confinement to the extent permitted by law.

20. Medication Administration

Homestead Farm Services may administer approved medication only when the requested method is within its experience, comfort, insurance, and safety limitations.

The client must provide:

  • The medication in a clearly labeled container
  • The animal’s name
  • The correct dosage
  • The required administration time
  • The administration method
  • Storage instructions
  • Known reactions or warnings
  • Current veterinary contact information

Homestead Farm Services does not diagnose conditions, prescribe medication, alter veterinary instructions, or provide veterinary medical treatment.

Homestead Farm Services may decline injections, controlled substances, invasive procedures, or any medication task that cannot be performed safely or lawfully.

21. Veterinary Authorization

The client authorizes Homestead Farm Services to contact the client’s veterinarian, an emergency veterinary hospital, or another animal-care provider when Homestead Farm Services reasonably believes an animal may require urgent attention.

If the client cannot be reached, Homestead Farm Services may take reasonable good-faith action based on the client’s written instructions, veterinary authorization, approved spending limit, and the circumstances of the emergency.

Such action may include:

  • Contacting a veterinarian
  • Contacting an emergency veterinary hospital
  • Contacting the client’s emergency representative
  • Transporting or arranging transport for an animal
  • Authorizing care within a previously approved spending limit
  • Taking immediate reasonable steps to reduce further harm

22. Veterinary and Emergency Expenses

The client is responsible for all veterinary, medication, transportation, boarding, farrier, disposal, and other animal-related emergency expenses incurred on the client’s behalf.

This responsibility does not apply to the extent a cost results directly from Homestead Farm Services’ proven negligence or other liability that cannot lawfully be excluded.

Homestead Farm Services cannot guarantee that a veterinarian, emergency hospital, farrier, transporter, or other provider will be available.

25. Livestock and Farm Emergencies

Farm and livestock emergencies may include illness, injury, escape, fence failure, water loss, predator activity, birthing complications, severe weather, or equipment failure.

Homestead Farm Services may contact the client, emergency representative, veterinarian, farrier, livestock professional, animal control, emergency responder, or repair provider when reasonably necessary.

Homestead Farm Services does not guarantee that all farm emergencies can be prevented or resolved.

26. Biosecurity and Contagious Illness

The client must disclose known or suspected contagious illness, quarantine requirements, parasites, vaccination restrictions, or other biosecurity concerns before services begin.

Homestead Farm Services may use reasonable biosecurity measures, including designated footwear, handwashing, equipment separation, or changes in the order of visits.

Homestead Farm Services may refuse or discontinue services when a contagious condition presents an unreasonable risk to people, animals, or other clients.

No biosecurity procedure can guarantee complete prevention of disease transmission.

27. Wildlife and Predators

The client understands that rural and farm properties may be affected by hawks, eagles, coyotes, raccoons, foxes, bears, rodents, snakes, insects, stray animals, and other wildlife.

Homestead Farm Services will follow reasonable approved precautions but cannot guarantee protection against wildlife or predator incidents.

The client is responsible for maintaining secure fencing, enclosures, coops, barns, stalls, and predator protection.

28. Home and Property Checks

Property checks are limited visual observations made during scheduled visits.

Homestead Farm Services is not acting as a licensed:

  • Home inspector
  • Security company
  • Electrician
  • Plumber
  • Contractor
  • Pest-control provider
  • Arborist
  • Structural engineer

Homestead Farm Services cannot guarantee detection of concealed, inaccessible, gradual, intermittent, or developing problems.

29. Property Emergencies

If Homestead Farm Services reasonably believes immediate action is necessary to protect animals, people, or property, Homestead Farm Services may contact:

  • The client or emergency contact
  • Law enforcement
  • The fire department
  • Animal control
  • A utility company
  • A locksmith
  • A plumber, electrician, or repair provider
  • A property manager or authorized neighbor

The client agrees to reimburse reasonable emergency expenses incurred on the client’s behalf, except to the extent caused by Homestead Farm Services’ proven negligence.

30. Gardens and Plants

Homestead Farm Services will follow the client’s approved watering and care instructions.

Plant health may be affected by weather, pests, disease, soil, irrigation failure, drainage, prior damage, or inaccurate instructions.

Homestead Farm Services does not guarantee the health, appearance, growth, harvest, or survival of gardens, lawns, crops, trees, shrubs, or indoor plants.

31. Equipment and Vehicles

Unless specifically approved in writing, Homestead Farm Services does not operate:

  • Tractors
  • ATVs or utility vehicles
  • Chainsaws
  • Heavy machinery
  • Motorized farm implements
  • Specialized agricultural or construction equipment

Homestead Farm Services may refuse to use equipment it reasonably believes is defective, unsafe, unfamiliar, uninsured, or outside the agreed scope of work.

32. Severe Weather and Unsafe Travel

Snow, ice, flooding, wildfire, smoke, high winds, extreme heat, fallen trees, road closures, utility failures, and other hazardous conditions may affect visit times or access.

Homestead Farm Services will make reasonable efforts to prioritize essential animal care while protecting personal safety.

Nonessential tasks may be delayed, shortened, modified, or omitted when conditions make them unsafe or impracticable.

33. Service Updates

Homestead Farm Services may provide visit summaries, messages, photographs, or videos as reasonable documentation and reassurance.

The timing and frequency of updates may vary because of service demands, poor reception, internet outages, weather, emergencies, or other circumstances.

A delayed message does not necessarily mean that a scheduled visit was missed.

34. Photographs and Marketing

Photographs or videos taken during services may be used privately for client updates, documentation, safety, or recordkeeping.

Homestead Farm Services will not intentionally publish identifiable photographs of the client’s home, address, family, security system, private documents, or property for marketing purposes without permission.

Animal photographs, testimonials, and reviews may be used for marketing only when applicable permission has been granted.

35. Insurance

Homestead Farm Services operates under A2B Courier Services LLC and maintains business insurance appropriate to its operations.

The client remains responsible for maintaining suitable insurance for:

  • The home and personal property
  • Farm structures and land
  • Pets and livestock
  • Vehicles and equipment
  • Animal and premises liability
  • Workers, contractors, and visitors

The existence of business insurance does not create coverage beyond the terms and limitations of the applicable insurance policy.

36. Inherent Risks

The client acknowledges that animal care, farm environments, outdoor work, home entry, and rural property services involve inherent risks that cannot be completely eliminated.

These risks may include:

  • Animal illness, injury, escape, aggression, or death
  • Falls, bites, kicks, scratches, and other physical injuries
  • Wildlife and predator activity
  • Weather and natural events
  • Utility, equipment, fence, gate, or enclosure failure
  • Property damage, theft, vandalism, fire, or water loss
  • Acts or omissions of third parties

Homestead Farm Services does not guarantee that all injuries, losses, emergencies, escapes, illnesses, or property problems can be prevented.

37. Standard of Care

Homestead Farm Services agrees to perform the confirmed services using reasonable care and diligence based on:

  • The instructions provided by the client
  • The information reasonably available at the time
  • The supplies and access provided
  • The condition and behavior of the animals
  • The condition of the property and equipment
  • Weather, travel, and emergency circumstances

Homestead Farm Services does not promise a particular result where the outcome depends on factors outside its reasonable control.

38. Limitation of Liability

To the fullest extent permitted by Washington law, Homestead Farm Services, A2B Courier Services LLC, and their authorized representatives will not be liable for indirect, incidental, special, punitive, exemplary, or consequential damages.

Homestead Farm Services is not responsible for loss or harm caused by:

  • Incomplete, inaccurate, or outdated client instructions
  • Undisclosed illness or behavioral risks
  • Pre-existing animal or property conditions
  • Defective fencing, locks, gates, structures, or equipment
  • Wildlife, predators, pests, or roaming animals
  • Weather, utility failures, road closures, or natural events
  • Acts or omissions of veterinarians or other third parties
  • Unauthorized visitors or contractors
  • Events outside Homestead Farm Services’ reasonable control

Nothing in this Agreement limits liability for gross negligence, willful misconduct, fraud, or liability that cannot lawfully be excluded or limited.

39. Client Indemnification

To the extent permitted by law, the client agrees to defend, indemnify, and hold harmless Homestead Farm Services, A2B Courier Services LLC, and their authorized representatives from third-party claims, losses, liabilities, costs, and reasonable legal expenses arising from:

  • The client’s breach of this Agreement
  • False, incomplete, or undisclosed information
  • The behavior of the client’s animals
  • Unsafe or defective property conditions
  • Acts of household members, visitors, contractors, or representatives
  • The client’s violation of applicable law

This provision does not require the client to indemnify Homestead Farm Services for Homestead Farm Services’ own gross negligence, willful misconduct, or nontransferable legal liability.

40. Force Majeure

Homestead Farm Services will not be considered in breach of this Agreement when a delay or failure is caused by circumstances beyond reasonable control, including:

  • Severe weather or natural disasters
  • Wildfire, flood, snow, ice, earthquake, or high winds
  • Road closures or transportation disruptions
  • Power, telephone, internet, or utility failures
  • Government orders or public emergencies
  • Vehicle breakdown or mechanical failure
  • Serious illness, injury, or family emergency
  • Criminal activity, civil unrest, war, or terrorism
  • Other events that could not reasonably be prevented

When reasonably possible, Homestead Farm Services will communicate with the client and make reasonable efforts to preserve essential animal care.

41. Right to Refuse or Discontinue Services

Homestead Farm Services may refuse, modify, suspend, or discontinue services because of:

  • Unsafe animal behavior
  • Unsafe or unlawful property conditions
  • Undisclosed hazards or surveillance
  • Harassment, threats, discrimination, or abusive conduct
  • Failure to provide supplies or safe access
  • Nonpayment
  • Materially inaccurate care information
  • Illegal, unethical, or unsafe instructions
  • Conditions inconsistent with animal welfare
  • A material breach of this Agreement

When reasonably possible during an active booking, Homestead Farm Services will notify the client and take practical steps to reduce immediate risk to the animals before discontinuing care.

42. Privacy and Confidentiality

Homestead Farm Services will use personal, animal-care, emergency, and property-access information as described in the Privacy Policy.

Confidential information may be shared when reasonably necessary with emergency contacts, veterinarians, emergency responders, insurers, payment providers, professional advisers, or other persons involved in providing or protecting the services.

43. Electronic Communications and Signatures

The client agrees that estimates, invoices, booking confirmations, service updates, notices, approvals, and agreements may be communicated electronically.

Electronic acceptance may be demonstrated by:

  • An electronic signature
  • Email or text-message confirmation
  • Submission of an online form
  • Payment of the required deposit
  • Acceptance or receipt of the confirmed services

Electronic records and signatures may be used to the extent permitted by applicable law.

44. Governing Law and Venue

This Agreement is governed by the laws of the State of Washington, without regard to conflict-of-law rules.

Unless another venue is required by law or agreed in writing, any court proceeding will be brought in a court of competent jurisdiction in Thurston County, Washington.

45. Informal Dispute Resolution

Before filing a lawsuit, the parties agree to make a good-faith effort to resolve the dispute through direct written communication.

A written dispute notice should identify:

  • The nature of the dispute
  • The applicable service dates
  • The amount or remedy requested
  • Reasonably available supporting information

This requirement does not prevent either party from seeking emergency injunctive relief, reporting unlawful conduct, pursuing an insurance claim, using lawful collection procedures, or filing an appropriate small-claims action.

46. Entire Agreement

This Agreement, together with the accepted estimate, booking confirmation, Client Intake Form, Customer Care Plan, Terms of Service, Privacy Policy, Customer Disclaimer, and written authorizations, constitutes the agreement between the parties for the applicable booking.

Verbal statements do not modify this Agreement unless confirmed in writing by an authorized representative of Homestead Farm Services.

47. Severability

If any provision of this Agreement is found invalid, unlawful, or unenforceable, it will be interpreted or limited as necessary to make it enforceable when possible.

The remaining provisions will continue in full force.

48. No Waiver

A delay or failure to enforce a provision does not waive the right to enforce it later.

A waiver is effective only when made clearly in writing by an authorized representative of the party granting the waiver.

49. Client Acknowledgment

By signing or electronically accepting this Agreement, the client confirms that:

  • The client has authority to arrange care for the animals and property
  • The client has read and understood this Agreement
  • The information provided is accurate and complete
  • All known animal and property risks have been disclosed
  • The client accepts the deposit and cancellation terms
  • The client accepts responsibility for approved emergency expenses
  • The client understands that animal and property care involve inherent risks
  • The client agrees to the incorporated booking documents and policies
